Solar window film for a new-build in Mount Pleasant
This Mount Pleasant new-build in NW Calgary has tall narrow black-frame side windows and a dining room with two matching narrow windows facing the street. South and west exposure on this elevation produced strong glare and afternoon heat gain through clear glass. The homeowners wanted relief without losing the look of plain glass behind the dark frames.

Project challenge
Architectural windows on a new build are visible from the street and from inside finished rooms at the same time. Edges, seams, and adhesive haze are obvious against a black frame and bright white siding. The film also had to read as clear glass from the outside while still cutting solar load on the dining room.
Installed solution
A heat-control solar film with a neutral low-reflection finish was selected to keep the windows reading as clear glass. Each pane was cleaned, wet-mounted, edged to the frame line, and squeegeed to remove water and trapped air. The dining room glass was finished to match so the room kept its daylight while the heat gain dropped.

Glass review
Modern new-build glazing is sealed insulating glass with low-e coatings. Solar film selection has to match the existing glass build so the combined unit stays within the manufacturer thermal stress limits.
Installation focus
The focus was edge control against narrow black frames, water removal under tall thin panels, and matching film density so the dining room pair read identically from the street.
Result
The home keeps a clear-glass appearance from outside, while the dining room and side rooms gain noticeably lower glare and reduced afternoon heat through the south and west elevation.

What to check before solar film on a new build
Solar window film on a new-build home should be specified together with the glass package. Coating type, frame depth, sun exposure, and warranty terms all change which film is appropriate.
Confirm the glass
Ask the builder for the IGU spec sheet. Low-e, tempered, and laminated panes each respond differently to film and to thermal load.
Map sun exposure
South and west elevations get the largest summer load in Calgary. Mark the rooms that need film first before treating the whole house.
Plan for warranty
Solar film should be applied with a written warranty covering the film and confirming the IGU warranty is not voided.
