Commercial-grade walls in a downtown high-rise condo

This East Village condo sits high above the Bow River with floor-to-ceiling glass and a lot of natural light — exactly the conditions that expose every flaw in a painted wall. The owner wanted texture and durability without the fragility of paper: commercial Type II vinyl, the same material spec we install in hotels and healthcare corridors, in a woven linen-look finish suited to a bedroom.

Finished woven linen-look Type II vinyl wallcovering on a condo bedroom wall in East Village Calgary
The finished wall: woven linen-look Type II vinyl with matched seams and clean lines at trim, ceiling, and outlets.

Project challenge

Strong daylight from floor-to-ceiling windows rakes across these walls for most of the day, so seam placement and pattern direction had to be planned around the light. Type II vinyl is heavier and stiffer than residential paper — panels need full adhesive coverage, firm smoothing, and precise cuts around outlets and openings to sit flat for the long term.

Installed solution

Walls were prepped and primed, panels were sequenced so the woven texture reads consistently across the room, and every seam was double-cut for a tight, near-invisible join. Outlets and switches were trimmed clean and re-plated. The result reads like upholstered fabric but wipes down like a commercial corridor.

Why Type II vinyl in a home

Type II vinyl is specified for hotels, offices, and healthcare because it shrugs off scuffs and cleans easily — qualities that make just as much sense in a busy condo. It suits feature walls, bedrooms, hallways, and entries where painted drywall marks up fast. If you are comparing wallpaper, paint, and commercial vinyl for a Calgary condo, send photos of the space and we will recommend the right material class before you buy anything.
